The cost of acquiring a lease can be amortized over the lease term if certain conditions are met. Amortization is the process of spreading out the cost of an intangible asset over its useful life. In the case of a lease, the cost can be amortized if the lease meets the criteria of a capital lease according to Generally Accepted Accounting Principles (GAAP).<\/p>\n

Leases can be classified as either operating leases or capital leases. Operating leases are treated as rental agreements, where the lessee does not acquire ownership of the leased asset. On the other hand, capital leases are treated as financing transactions, where the lessee essentially owns the leased asset for accounting purposes.<\/p>\n

If a lease meets any one of the following criteria, it is classified as a capital lease:
\n1. The lease transfers ownership of the property to the lessee by the end of the lease term.
\n2. The lease contains a bargain purchase option.
\n3. The lease term is equal to or greater than 75% of the asset’s estimated useful life.
\n4. The present value of the minimum lease payments is equal to or greater than 90% of the fair market value of the leased asset.<\/p>\n
